Working with Real Estate Teams

Hi! I’m Nick Deal, Chief of Operations for Dana Ben Realty Group. Working with a Broker that has a Team can sometimes be confusing, as there are multiple people involved in the transaction, each with a role to play to ensure that everything goes as smoothly as possible. These Team Members are a valuable resource, and I’m going to explain each team member's role and how they serve you!
Broker/Agent
This is the face you usually see! When you’re on the buyer side of the transaction, the agent is who shows you prospective homes, writes up your offer to the sellers, and negotiates terms on your behalf. When you’re on the seller side of the transaction, the Agent is who helps you prepare your home for the market, markets your home once it’s live, and negotiates with the Buyer’s Agent on your behalf when offers are submitted. Their job is to protect your interests and advocate for you from the beginning of the transaction to the end.
Transaction Coordinator
As soon as you go under contract, whether on the buyer or seller side of the transaction, you’ll be contacted by the agent's Transaction Coordinator. The role of the Transaction Coordinator is to ensure all the required documentation between the Agent’s firms, the clients, the buyer’s lender, and the closing attorney are being executed and received in a timely manner. You’ll be asked by the Transaction Coordinator to electronically sign documents, provide documentation, and he or she will also keep you up to date on important milestones as the transaction progresses. It’s a best practice to CC the Agent’s transaction coordinator on all emails to your Agent!
Administrative Assistant/Chief of Operations
The role of an agent’s Admin, whatever the title, is to act as the right hand of the Agent. Think of the Admin as the first point of contact when you have a concern or issue that needs addressing! They will nearly always be able to resolve whatever you need help with faster than going through your Agent who is frequently on the road. If the Admin can’t solve your problem on the spot, they will work with the appropriate team member or vendor to address it right away! It’s also a best practice to CC the Agent’s Admin on all emails to your Agent as well!
